Cool Roof Dubai: Real AC Savings for Villas (2026)
How much a white cool roof really saves in Dubai: roof temperatures, UAE studies, DEWA tariffs and an honest AED example for a 200 m² villa roof.

Cool roof in Dubai: what it really saves on your villa
Why your roof is the hottest surface of your villa
On a Dubai summer afternoon the sun hits a flat roof almost vertically for hours. A dark or weathered grey surface absorbs most of that energy, heats up far above air temperature and pushes heat down into the slab. The slab then releases it into the bedrooms below, often well into the night. That's why the top floor of many villas feels warm even with the AC running hard.
The Lawrence Berkeley National Laboratory (LBNL), the US research lab behind most cool-roof science, puts it simply: on a typical summer afternoon, a clean white roof that reflects 80 % of sunlight stays about 31 °C cooler than a grey roof that reflects only 20 %. Its US DOE-backed roofing guide adds that dark roofs can reach 66 °C or more, while a cool roof under the same sun can stay more than 28 °C cooler.
UAE research points the same way. A calibrated villa model from UAE University (Al Ain) found that a cool roof cut peak summer roof surface temperature by about 26 to 28 °C.
What "SRI" means and why Dubai cares
The Solar Reflectance Index (SRI) combines two properties: how much sunlight a surface reflects (solar reflectance) and how well it sheds heat (thermal emittance). The scale runs from 0 (a standard black surface) to 100 (a standard white surface).
Dubai already uses SRI in its building code. Al Sa'fat, the Dubai Green Building System, clause 304.01, requires new buildings to have at least 75 % of the opaque roof area at SRI 78 or higher for flat and low-sloped roofs. Note that some Silver Sa'fa requirements can be optional for private villas, so most existing villas were never built to this number. Many have a light topcoat over the screed that has long since turned grey with dust.
The membrane we use, Henkel Polybit Polythane P (white), is rated by the manufacturer at SRI above 80 (ASTM E1980) and solar reflectance above 75 % (EN 410). It's UV-stable and needs no separate topcoat. See the full system on our roof waterproofing page.
How much energy does a cool roof save in the UAE?
This is where honest answers and marketing answers part ways. Here is what the published research for the UAE says:

Two lessons stand out:
- Insulation matters most. Most Dubai master-community villas have a "combo roof" with PU foam insulation under the screed. On those roofs, the cool finish saves less energy, because less heat gets through anyway.
- Roof-only savings are single digits. Studies reporting 30 %+ usually combine cool roofs with cool walls, window films or a complete retrofit. A GCC study that found 34 % savings did so for roof, walls and window film together, not the roof alone.
Converting it into dirhams: an example for a 200 m² roof
DEWA charges residential electricity in monthly slabs: 23, 28, 32 and 38 fils/kWh (thresholds at 2,000, 4,000 and 6,000 kWh), plus a fuel surcharge of 6 fils/kWh (October 2026) and 5 % VAT. Every kWh you save comes off your highest slab. A villa above 6,000 kWh a month in summer saves about AED 0.46 per kWh; in the 4,001 to 6,000 slab, about AED 0.40.
Our assumptions (estimates, not guarantees): 200 m² flat roof, two storeys (~400 m² cooled floor area), AC efficiency (COP) 2.5 to 3.5, annual consumption 45,000 to 75,000 kWh, and a dark, grey or heavily soiled roof replaced by a fresh white membrane.

So for most villas, plan on a few hundred to around a thousand dirhams a year, and up to about two thousand in the best case. If your roof is already a clean, bright white coating, the extra saving is close to zero. Our free inspection will tell you which group you're in.
What this means for the decision: at from AED 249 per m², energy savings alone won't repay a full waterproofing job within ten years. Waterproofing pays off by keeping water out of ceilings, conduits and insulation. The cool finish adds a lasting, measurable bonus at no extra cost on our system, since the membrane itself is the white surface.
What you actually feel indoors
In air-conditioned villas, you rarely see a lower thermostat number. You notice it in other ways:
- Upstairs bedrooms that cool down faster in the evening.
- The AC cycling less often in the afternoon.
- Ceilings under the roof that no longer feel warm to the touch.
Measured studies of rooms without AC give a sense of scale: white roofs lowered indoor air temperature by about 1 to 2 °C on average and up to about 4 °C at peak (studies in India and the US). Ceiling temperatures dropped more than air temperatures. We don't promise "10 °C cooler inside". No independent study we know of supports that for an air-conditioned villa.
Keeping the cool roof cool: dust is the enemy
Dubai is hard on reflective surfaces. A three-year UAE field study found high-SRI white coatings dropping from SRI 95 to 110 to 60 to 90, mainly from dust and UV. A GCC study measured about 36 % SRI loss on cool roofs in the first three years and noted that ignoring ageing overestimates savings.
To keep the effect:
- Rinse the roof gently at least once a year (no pressure washer on joints).
- Clear drains before the rainy season. Ponding water leaves dirt rings.
- Don't let installers drill through the membrane for AC, solar or satellite brackets without resealing. Call us first.

FAQ
- Does a cool roof work if my roof is already insulated?
- Yes for surface temperature and comfort. The energy saving is smaller, though: UAE studies on insulated villas found little to a few percent.
- Is the white membrane also the waterproofing?
- Yes. Polythane P is the waterproofing membrane and the cool white surface in one. It's UV-stable and needs no topcoat.
- How much will I save per month in summer?
- Most of the yearly saving falls in the hot months. For a typical insulated 200 m² roof, expect tens of dirhams per summer month, not hundreds. Higher figures are possible on uninsulated, dark roofs.
- Does SRI drop over time?
- Yes, mainly from dust. A yearly rinse restores much of the reflectance. Our datasheet SRI (>80) is an initial value.
- Do I need a cool roof by law?
- Dubai's Al Sa'fat code requires SRI of at least 78 on new flat roofs. Some requirements can be optional for private villas, and existing villas aren't required to retrofit.
