Why owners confuse pool leaks and roof leaks

Many Dubai villas put the pool beside or against the house, with a tiled deck, planter, terrace or first-floor slab nearby. When a room goes damp, three stories compete:

1. The pool shell is cracked or the liner / membrane failed
2. Pool plumbing (suction, return, skimmer, underground lines) is losing water
3. The roof, terrace, balcony or pool deck waterproofing failed and water entered the building

Painting the wet room first solves none of these. You need a fair split between contained pool water and rain or wash water on the building envelope.

1. Make people and electrics safe

2. Document for a week

• Dated photos of every indoor stain
• Note rain days vs dry days
• Rough pool level marks at the same time each morning (same reference point on the tile line)
• Photos of the deck, drains, expansion joints and any wet ground around the pool

3. Simple isolation clues (with a pool tech if unsure)

• On a dry stretch, does the level still fall unusually fast with the system off overnight? That leans toward shell or plumbing, not rain on the roof.
• Does indoor damp appear only after rain while the pool level looks normal? That leans toward envelope waterproofing above the room.
• Is the wet room directly under a terrace or pool deck? Prioritise a deck and terrace waterproofing inspection.

Bucket and dye tests, pressure tests on lines, and underwater surveys belong to qualified pool leak-detection firms. Ask them to explain the method and safety steps. Skip anything that sounds like improvised diving or cutting into live systems without isolation.

4. Walk the building envelope above the wet zone

In dry weather, check:

• Deck and terrace drains clear of sand
• Falls toward drains, not toward doors or walls
• Open joints at upstands, thresholds and planter edges
• Soft or hollow screed, lifted tiles, silt rings from ponding

If those details look weak, a roof or terrace waterproofing survey is justified even before you empty the pool.
