PU liquid membrane, torch-on bitumen or cementitious coating? An honest comparison for Dubai villa roofs, plus the pure vs hybrid PU question.

What a Dubai roof has to survive

A villa roof in Dubai faces four stresses at once:

  1. Heat and UV. Dark surfaces get far hotter than the air on summer afternoons. White surfaces stay much cooler.
  2. Daily movement. The slab and screed expand by day and contract at night, working every joint and crack.
  3. Rare but heavy rain. Long dry months, then storms like April 2024 (about 142 to 144 mm in 24 hours at Dubai International Airport).
  4. Dust and ponding. Sand blocks drains and settles in low spots.

A membrane therefore needs elasticity, UV resistance, adhesion and enough thickness, especially at drains, plinths, pipes and upstands.

The three systems in brief

1. Polyurethane (PU) liquid membrane

A liquid applied by roller, brush or spray that cures into a continuous rubber-like skin with no seams. Variants include single-component moisture-curing PU, hybrid PU (modified with other polymers), two-component PU and polyurea (sprayed, very fast curing).

Example: Henkel Polybit Polythane P (our system), datasheet values:

  • Single-component hybrid polyurethane, water-cleanable, VOC < 20 g/L
  • Elongation > 500 %, tensile strength > 2 N/mm² (ASTM D412)
  • Crack bridging 1.5 mm (ASTM C836)
  • No leakage at 5 bar hydrostatic pressure (BS EN 12390)
  • UV-stable, no topcoat required; white SRI > 80 (ASTM E1980)
  • 0.8 L/m² per coat; 3 coats ≈ 1.5 mm dry film; re-coat after 6 h, full cure 7 days
  • Application temperature −5 to 45 °C; service temperature −10 to 70 °C

2. Bitumen membranes

Usually torch-on modified bitumen sheets (APP or SBS), often 3 to 4 mm, heat-welded in overlapping strips. There are also cold-applied bitumen coatings and self-adhesive sheets. In many Dubai combo roofs, a bitumen layer already sits under the screed.

3. Cementitious waterproofing

Polymer-modified cement slurries brushed or trowelled on in two or more coats. Flexible grades exist, but they're stiffer than elastomers. They're widely used in bathrooms, balconies, tanks and under tiles.

What each system is best at

Choose a PU liquid membrane when you're re-waterproofing an existing flat roof in place, the roof has many details (AC plinths, pipes, solar), you want the waterproofing visible and repairable, and you want a cool white finish in the same layer.

Choose torch-on bitumen when it's new construction or a full strip-out, the membrane will be covered (by screed, insulation or tiles), and a crew with hot-work permits and fire precautions is available. In occupied villa communities, open flames on the roof need extra caution.

Choose cementitious when the area is a wet room, balcony or terrace under tiles, a water tank, or a basement, or where a rigid, breathable layer is needed under a finish.

What the market disagrees on (and what we think)

You'll find confident claims in every direction. A civil engineer on r/dubai recommends 4 mm APP torch-on as the best value with a life of 20 to 30 years. A Dubai repair site gives torch-on 8 to 12 years under local conditions. Another says liquid membranes last only 3 to 5 years. The spread comes from comparing different thicknesses, details and workmanship, not chemistries.

Our view after looking at failed roofs: membranes rarely fail in the middle of the roof. They fail at joints, drains, plinths and upstands, and where the film was applied too thin. Any system can be done well or badly. Pick the one that makes the details easiest to do well, then demand proof.

Pure PU vs hybrid PU: does the label matter?

Some contractors market "pure polyurethane, not hybrid" as a quality badge. Here are the facts:

  • "Hybrid" describes chemistry, not grade. Hybrid PU is polyurethane modified with other polymers, often to improve UV stability, lower VOC or make it easier to apply.
  • Respected European systems are hybrids too. Germany's Frankosil 1K Plus, for example, is described in its European Technical Assessment (ETA-18/0268) as a single-component, moisture-curing polyurethane hybrid roof waterproofing kit.
  • Certified kits define a build-up. Assessed systems specify a minimum thickness and reinforcement. Thickness and build-up define performance, whatever the chemistry is called.

So the useful question isn't "pure or hybrid?" It's "How thick, how reinforced, and how is it proven on my roof?" That's why we measure the dry film thickness on every roof, reinforce every detail with reinforcing fleece and flood-test for 48 hours before you get your certificate.

Polyurea, silicone and acrylic: quick notes

  • Polyurea: sprayed and very fast curing, tough. It needs specialist rigs and a careful primer on concrete. Typically priced above standard PU.
  • Silicone: excellent UV resistance, often used on metal roofs. Topcoats don't easily stick to it later.
  • Acrylic "roof paints": cheap and reflective, but generally less suited to ponding water and long-term waterproofing. Fine as a cool coat over a sound membrane, not as the waterproofing.

FAQ

Is PU better than bitumen for Dubai villas?
For re-waterproofing an existing exposed roof, usually yes: no seams, cold-applied, easy to detail and cool-white. For covered new-build roofs, torch-on bitumen remains a valid choice.
Can PU go over my existing bitumen or combo roof?
Usually yes, after cleaning, repairs and priming. Loose or debonded layers must come off first.
Is hybrid PU weaker than pure PU?
Not by definition. Hybrid PU systems include ETA-assessed European kits. Compare thickness, reinforcement and test records instead.
Is cementitious waterproofing good for roofs?
It's best under tiles and in wet areas. On exposed, moving roofs it's limited by its lower elasticity.
