How long roof waterproofing lasts in Dubai heat, what shortens it, and a 12-point warranty checklist so your 10-year certificate actually means something.

Why "how long will it last?" has no one-word answer

Ask five contractors and you'll hear five numbers. Here's what the market publishes:

None of these numbers is wrong in its own context, and that's the point. A 25-year category in a European Technical Assessment applies to that kit, at its specified thickness and reinforcement, installed to its rules. A "3 to 5 years" result describes a thin coating with no preparation. The same chemistry can last 3 years or 20 depending on how it's built.

What shortens a roof membrane's life in Dubai

  1. Too thin. A liquid membrane is only as strong as its dry film. Polythane P's datasheet specifies 0.8 L/m² per coat, three coats for about 1.5 mm dry film. Skip a coat, or stretch the litres, and the margin is gone.
  2. Weak details. Drains, AC plinths, pipe entries and upstands move and concentrate water. Without fleece reinforcement (we use reinforcing fleece), they fail first.
  3. Ponding water. Standing water collects dirt and keeps the surface wet longer. Correcting falls around drains during preparation pays back.
  4. Heat and UV. Non-UV-stable coatings chalk and crack. Polythane P is rated for excellent UV resistance and service temperatures of −10 to 70 °C. Its white surface (SRI > 80 per datasheet) keeps the roof much cooler than a dark one.
  5. Poor preparation. Coating over dust, damp screed or a flaking old layer means the new membrane is only as good as what's under it.
  6. New holes after handover. AC replacements, solar brackets and satellite dishes are drilled straight through good membranes.
  7. No maintenance. Blocked drains and dust undo good work.

What a roof warranty in Dubai can (and can't) cover

Two kinds of cover often get mixed up:

1. The contractor's written warranty on the waterproofing. This is a contractual promise from the company that did the work. Sorento gives a 10-year written warranty by Sorento on the roof waterproofing we install: serial certificate, QR, DFT and flood-test records. It is a contractor warranty, not a separate Henkel manufacturer warranty. Its value depends on the wording and on the licensed company behind it.

2. Statutory liability for the building. UAE civil law makes the contractor and engineer jointly liable for 10 years for collapse and defects threatening a building's stability or safety. Since 1 June 2026 this sits in Article 821 of the new Civil Transactions Law (Federal Decree-Law No. 25 of 2025), formerly Article 880 of the 1985 code. Claims must be brought within three years of discovery. For jointly owned property in Dubai, Law No. 27 of 2007 (Art. 26) set a developer liability of 10 years for structural elements and 1 year for installations. Whether a roof leak in your villa falls under any of these depends on the facts. This is general information, not legal advice.

Practical rule: if your villa is new, report a leak to the developer in writing first, with photos and dates.

The 12-point roof warranty checklist

Before you sign, make sure you can answer yes to each:

  1. Who issues it? A named, licensed contractor that also signed the contract and did the work (for us: Sorento).
  2. Is it in writing, with a unique number? Not just a line on the invoice.
  3. What exactly is covered? Watertightness of the waterproofed areas and the details (drains, plinths, upstands).
  4. Labour and material? Repairs must include the labour to find and fix the leak, not just "free material".
  5. How long, from when? Start date = completion/handover, stated on the certificate.
  6. Which build-up is warranted? Product, coats, litres per m², minimum thickness.
  7. Are the measurements recorded? Dry film thickness readings at defined points.
  8. Was it tested? A dated flood test record with photos. Without a test record, it becomes much harder to prove the roof was watertight at handover.
  9. What are the exclusions? Typical: structural movement, damage by others (new drilling, foot traffic from installers), lack of maintenance. They should be listed, not hidden.
  10. What maintenance do you have to do? Clear, realistic and written down.
  11. Can a buyer verify and use it? Important if you sell. Ask how transfer works.
  12. How do you claim? Response time, contact, inspection process.

How long does roof waterproofing last in Dubai?
It depends on the build-up and maintenance. Thin coatings can fail within a few years. Properly built, reinforced and maintained membranes last far longer. Sorento gives a 10-year written warranty on the waterproofing we install.
How long does a roof coating last compared to a membrane?
A thin reflective "roof paint" is not a waterproofing membrane and wears faster. A multi-coat elastomeric membrane with reinforced details is built to keep water out for many years.
What voids a roof warranty?
Usually: new holes through the membrane by others, structural movement, and ignoring basic maintenance such as blocked drains. Check the exclusions list before you sign.
Is a 20-year warranty better than a 10-year one?
Only if the company, the wording and the test records are as strong. A clear 10-year written warranty by Sorento, from the licensed contractor who did the work, is worth more than a long promise you can't enforce. We do not claim a separate Henkel manufacturer warranty.
Does the developer's warranty cover my roof?
Possibly, for new villas, depending on your handover documents and the type of defect. Report it in writing first.
