Why a rainy-season checklist matters in Dubai

Most of the year the roof only sees heat. Joints open slowly. Sealant hardens. Sand fills the gullies. Nobody notices until the first real downpour.

You do not need a record storm for a leak. An ordinary winter shower is enough if a drain is blocked or a joint has pulled away. A short walk in dry weather catches problems while they are still cheap to fix.

1. Drains and gullies

  • Every roof drain is free of sand, leaves, gravel and plastic bags
  • The grate lifts and seats cleanly
  • No gap between the drain body and the screed or membrane edge
  • Water has a clear path to the drain (no lip that holds a puddle)

Clear by hand. Do not force tools that can crack the screed or punch the membrane.

2. AC bases and outdoor units

  • Plinths and frames sit on a sealed base, not open screed cracks
  • Bolts and corners are sealed, not bare drilled holes
  • Condensate lines drain to the right place, not onto a joint
  • Vibration has not torn old bitumen tape or sealant

AC bases are a common leak detail on Dubai combo roofs.

3. Parapets and upstands

  • Waterproofing continues up the upstand, not only on the flat deck
  • Capping joints are closed
  • No damp patches or rust streaks on the inner face of the parapet
  • No open cracks where the parapet meets the roof

4. Penetrations (pipes, cables, brackets)

  • Pipe and cable sleeves are sealed with a proper collar, not loose tape
  • Satellite, solar or dish brackets drilled after handover are sealed
  • No lifted edges around round entries
  • New works on the roof were notified before drilling

5. Ponding and falls

  • After rain (or a hose test if allowed), water leaves within a reasonable time
  • No puddles still sitting a day later
  • Falls lean toward drains, not toward walls or AC pads
  • Expansion joints are sealed and free of grass or dirt

Standing water keeps dirt in place and keeps weak details wet longer.

6. Ceiling and indoor clues (from below)

  • No new brown or yellow rings on top-floor ceilings
  • No musty smell in wardrobes under the roof
  • No bubbling paint on upper walls after the last rain
  • Photos dated if anything looks off (for landlord, developer or insurer)

  • Clear drains and remove loose debris
  • Photograph every weak detail
  • Move furniture and collect water if a leak starts
  • Switch off circuits near a wet ceiling

  • Any work that needs cutting, coating or drilling
