Why Dubai roofs fail when it finally rains

Most of the year, a Dubai roof only has to survive heat: surface temperatures far above air temperature by day and a sharp drop at night. That daily cycle opens joints and cracks the screed slowly. Nobody notices, because it doesn't rain. Then a storm arrives and finds every weakness at once.

The April 2024 storm showed the scale. On 16 April 2024 the National Centre of Meteorology recorded 254.8 mm in 24 hours at Khatm Al Shakla (Al Ain), the heaviest since records began in 1949. Dubai International Airport received about 142 to 144 mm, more than its annual average of about 95 mm. Residents in villa communities reported ceilings giving way and water coming through rooms and garages. Emaar announced free repairs for homes in its communities.

You don't need a record storm for a leak, though. An ordinary winter downpour is enough if a drain is blocked or a joint is open.

How a typical villa roof is built, and why that matters

Most villas in Dubai's master communities have a combo roof. From top to bottom it typically consists of:

  1. A screed or tile finish, cut with expansion joints, often with a light topcoat
  2. A separation layer
  3. A waterproofing layer, usually bitumen, buried under the screed
  4. Insulation (often sprayed PU foam)
  5. The concrete slab

The waterproofing layer can't be seen or inspected without breaking the screed. Once water gets through an open joint or crack, it runs along the layers, sometimes for metres, until it finds a gap in the slab, a conduit or a pipe sleeve. That's why the stain on your ceiling is often in a different room from where the water entered.

9 signs your villa roof is leaking

  1. Brown or yellow rings on the ceiling under the roof, growing after each rain.
  2. Drips that start hours after the rain, or continue the next day. Water trapped in the screed and insulation is draining out.
  3. Bubbling, peeling or flaking paint on top-floor ceilings and the upper parts of walls.
  4. Swollen or sagging gypsum ceiling boards, or water coming out of light fittings or AC grilles. Switch off that circuit.
  5. Musty smell or mould spots in wardrobes and corners of upper rooms.
  6. Ponding on the roof that's still there a day after rain.
  7. Cracked or open sealant in the roof joints, or grass and dirt growing in them.
  8. Gaps around AC plinths, pipes and cable entries, or bitumen tape that has lifted.
  9. Damp patches on the inside of parapets or rust streaks from fixings.

One sign alone can have other causes: AC condensate lines, plumbing, or rain driving in through windows or façade seams. The cause has to be found before anyone spends money.

What to do in the first 48 hours

  1. Make it safe. Switch off power to light points and sockets near the leak. Keep people away from a sagging ceiling.
  2. Collect the water. Buckets, towels, and move furniture and electronics.
  3. Document. Photos and videos of every stain, with date and time. You'll need them for the developer, your landlord or your insurer.
  4. Check the roof only if it's safe. Look for blocked drains and clear them by hand. Don't walk on a wet roof in a storm.
  5. Don't let anyone drill "weep holes" into the ceiling or slab, or pour sealant into random cracks. This hides the evidence and can make the leak worse.
  6. Check who's responsible. New villa? Report it to the developer in writing. Rented? Tell the landlord in writing.

How we find the source without breaking your roof

Our free roof inspection is done on site:

  • Thermal imaging camera. Wet screed and insulation hold heat differently from dry areas, so moisture patterns show up on the image, ideally when the sun has just heated or left the roof.
  • Moisture readings at suspected points and in a grid where needed.
  • Detail check of every joint, drain, plinth, penetration and upstand.
  • Photo report marking each problem, plus the measured area and a fixed quote.

Thermal imaging isn't magic. It shows where moisture sits, not always where it entered. That's why the detail check matters as much as the camera.

Repair vs full waterproofing

  • Spot repair (from our AED 3,000 minimum): when one clear source is found on an otherwise sound roof, for example a single drain or AC plinth.
  • Full overlay membrane: when joints are failing across the roof, the screed is cracked in several places, or the roof has leaked repeatedly. We clean and repair the screed and joints, prime, reinforce every detail with reinforcing fleece and apply three coats of Henkel Polybit Polythane P (about 2.4 L/m², ≈ 1.5 mm dry film per datasheet). Then we measure the thickness, flood-test for 48 hours and issue a 10-year written warranty by Sorento (serial certificate: contractor warranty, not a Henkel manufacturer warranty).

FAQ

Is a leaking roof an emergency?
Treat it as urgent, especially if water is near lights, sockets or a sagging ceiling. Make it safe first, then get the source found.
Why does my ceiling keep dripping after the rain stopped?
Water stored in the screed and insulation drains slowly through cracks. It can drip for hours or days.
Can you fix the leak from inside without going on the roof?
No. Sealing from inside traps water in the slab. The water has to be stopped where it enters, on the roof.
Can you waterproof right after the storm?
