Villa Waterproofed and Still Leaking: Common Causes
Waterproofed villa still leaking in Dubai? Parapets, precast joints, penetrations, open joints and failed spot patches are the usual causes. What to check next.

Why "we already waterproofed" is not the end of the story
Owners often call after a contractor "did the roof" last year. Paint or a thin coat went on the open deck. The first real rain still finds water at the ceiling.
This pattern is common on Dubai villa combo roofs. The waterproofing that fails is rarely the flat middle of the deck. It is the edges and everything that pierces the roof.
Waterproofing only works when:
- Every water path is closed.
- The membrane is thick enough where it matters.
- Details are reinforced, not just painted over.
- The finished roof is tested before handover.
Skip one of those, and a "waterproofed" roof can still leak.
The usual culprits when a waterproofed villa still leaks
1. Parapets and upstands
Water runs to the edge. If the membrane stops short on the upstand, or capping joints are open, rain gets behind the finish and into the screed.
What to look for: damp on the inside of the parapet, rust from fixings, open sealant at the capping, membrane that ends below the termination.
2. Precast and panel joints
Many villa roofs and parapets use precast elements. The joint between units moves with heat. Soft sealant hardens and pulls away. Water enters the joint and travels sideways.
What to look for: hairline or open joints between precast units, dirt or grass in the seam, stains that follow a wall line rather than a single point.
3. Penetrations (AC, pipes, cables, solar, satellite)
Every hole through the roof is a risk. AC plinths, pipe sleeves, cable trays and brackets fixed later are classic leak points. Vibration and thermal movement open gaps a flat coat never closed.
What to look for: lifted tape, cracked sealant around pipes, loose bolts through the membrane, new brackets drilled after the last waterproofing.
4. Open joints in the screed
Expansion joints must stay flexible. In Dubai heat they open every season. If nobody cut them out, cleaned them and resealed with backer rod and PU sealant, water drips straight into the buried layers.
What to look for: joints full of sand, hardened or missing sealant, ponding that lines up with the joint lines.
5. Failed patch jobs
Spot coats over a ceiling stain treat the symptom. They often miss the real entry point metres away. Thin "refresh" coats without prep, fleece or thickness control fail at the next storm.
What to look for: a dark patch of new coating on an otherwise old roof, no reinforcement at drains or plinths, no thickness record, no flood-test photos.
Quick checklist: is the last waterproofing job incomplete?
Tick what applies:
- No written proof of dry film thickness (DFT)
- No dated flood test photos or report
- Drains, plinths and pipes were not reinforced with fleece
- Parapet upstands were not terminated cleanly
- Joints were painted over instead of cut out and resealed
- New AC or solar work came after the coating
- The warranty is a line on the invoice, not a serial certificate
Two or more ticks: treat the roof as unfinished, not as "already done".
How water still reaches your ceiling
On a typical Dubai villa combo roof, the visible finish sits above a buried waterproofing layer, insulation and the concrete slab. Once water gets through an open joint or penetration, it can run metres along the layers. That is why painting the ceiling stain rarely stops the next drip.

- Usually because water enters at a detail that was never sealed: parapet, precast joint, penetration, open joint or a thin patch. Coating the open deck is not the whole job.
